Light commercial work is often referred to as a tenant improvement, or TI. Our specialty in this regard has been the conversion of single family residences into a commercial use.  Our own office/showroom/shop on Northwest Avenue is such a structure.  Before we absorbed the structure, Rick's folks used the building for their custom art framing business called "Your Art's Desire".  Do you remember it?

We've created doctors' offices, therapists' offices, a retail photography store, an espresso drive-through, a dental office, restaurant remodels............  We even installed all of the slot wall in our local Value Village!

Morph an older home into a self-contained OB/GYN medical office

Challenge: enlarge and modernize a home in terrible shape into a state-of-the-art medical facility.
Solution: build a substantial addition - the original footprint was simply insufficient; design and then create the parking lot and landscaping; all new utilities (electrical service; heating; plumbing; etc.); total facelift of the inside and outside of the structure.

'Beautiful Dentistry' moves into a downtown location

Challenge: turn the run-down, main floor unit of a difficult, triangular, turn-of-the-century commercial building into a beautiful dental office.
Solution: design and engineer a loft to house about a third of the needed space; totally gut and renovate the entire space. All new utilities; all new everything.

The Temple Bar Expands Into Adjacent Space

Challenge: Owner Chelsea Farmer wanted to morph her existing restaurant and bar to include an adjoining space, including the addition of an ADA-accessible bathroom.
Solution: we opened up an archway between the 2 spaces, added the sought after bathroom, partially remodeled an existing bathroom, upgraded some interior trim, and repaired much of the wall and ceiling plaster.

The Bellingham Birth Center is born in our community

Challenge: convert an older home that had served many a commercial endeavor into a state of the art birth center for our community





Solution: our total interior remodel produced the only free-standing birth center north of Everett. Bellingham Birth Center provides personalized, nurturing care in a homey, peaceful setting; a wonderful option for Bellingham residents as well as for those in the outlying areas of Ferndale, Lynden, Blaine, Maple Falls, Glacier, Mount Vernon, the Lummi Reservation, Lummi Island, and the San Juan Islands.

A facelift for 'Java Town Espresso'








Challenge: perform an exterior facelift to an existing drive-through espresso facility.
Solution: provide cultured stone, new roofing, new windows and doors and a flashy exterior paint job.
